Preparatory Desktop Research 

Review on all public available site data prior to the consultation (30 -45min prior consult):

  • property layout and photos

  • Contract of sales

  • Planning Reports

  • Identify planning constrains & opportunities 

  • provide concept options for discussion based on your brief ​​

  • Review your consultation form

You’ll also gain clarity on the different authority approval pathways and construction contract options. Because every project is unique, we’ll first listen to your goals, then recommend the most suitable approval process and contract type for your vision.

Build with confidence — not confusion.

We’ll collaborate using a shared live drawing board (active for both parties) to ensure ideas, intent, and feedback are clearly communicated as they emerge.

We’ll walk you through the design thinking behind the concepts, helping you visualise spatial relationships and possibilities.

Optional Upgrade to receive refined PDF sketches post the consult.

We’ll advise on the relevant laws, codes, and site-specific regulations to ensure your project is both compliant and feasible.

We conduct a preparatory desktop research to identify potential planning constraints. We’ll then discuss their possible impact and how to navigate them during our consultation.

To ensure a productive session, please complete and submit our Single Consult Form within 24 hours of booking confirmation. This allows us time to review your materials and prepare for a focused and tailored discussion.

As part of the consultation, we’ll also provide a clear overview of the architectural process, so you leave with both practical insights and a stronger understanding of what lies ahead.​

Time & Place

Conducted virtually via Teams for up to 60 minutes. Additional time will be charged at $350/hr + GST, billed in 15-minute intervals.

Available within 15km of Surrey Hills VIC.

site visit

  • Additional 30 mins to the consultation to conduct a visual inspection of the subject property and its neighbouring sites to understand context and potential site impacts

  • Attend meeting on-site (in lieu of virtual meetings)

  • Applicable to areas within a 15km of Surrey Hills, VIC.

  • Additional fees for attending on weekends or after 5pm. Please enquire within.

sketches

  • Receive 1 or 2 polished floor plans in PDF format as discussed during the consultation.

  • concepts could either be for renovation and/or new building options.

  • Sketches issued within 5-7 business days post consultation.
